Builder vs. general contractor: what's the difference?

In the UK, "builder" and "general contractor" (or "main contractor") aren't strictly regulated titles, so you'll see them used loosely. But there's a useful practical distinction once a job needs more than one trade.

A builder

A builder typically works hands-on and either covers a range of general building skills themselves (brickwork, basic carpentry, plastering) or has a small, regular team they bring along. For a single, contained job - a garden wall, a small extension, a loft conversion - a good local builder is often all you need. They're usually more affordable, since you're not paying for a layer of project management.

A general contractor

A general contractor's core job is coordination, not necessarily doing the physical work themselves. They'll bring in and manage a chain of specialist subcontractors - electricians, plumbers, plasterers, roofers - and take responsibility for scheduling them, sequencing the work correctly, and keeping the project on track. This matters most on larger or more complex jobs: a full house renovation, a two-storey extension with a new kitchen and bathroom, or anything involving several trades that need to happen in a specific order.

Which do you actually need?

• Single-trade or small job (a new fence, re-plastering a room, fixing a roof leak) - hire the relevant tradesperson directly.
• Multi-trade but straightforward (a loft conversion, a single-storey extension) - an experienced builder who either covers most of it themselves or has a trusted, regular team is usually enough, and cheaper than a full contractor structure.
• Large or complex (whole-house renovation, multiple structural changes, tight planning conditions) - a general contractor's project management earns its cost by keeping a dozen moving parts from going wrong.
