These terms govern your use of builderfinder.uk (the "Platform"), operated by WestBridge Renovations Ltd (company number 16594482) ("we", "us", "our"), trading as BuilderFinder. By creating an account, you agree to them. If you don't agree, please don't use the Platform.
1. What BuilderFinder is
BuilderFinder is a matching platform that connects homeowners with builders and tradespeople. We are not a party to any contract between a homeowner and a builder, we don't employ or vet the quality of any builder's work, and we're not responsible for the performance, safety, or outcome of any job arranged through the Platform. Any agreement for building work is strictly between the homeowner and the builder.
2. Eligibility
You must be 18 or over and able to form a legally binding contract to use the Platform. Builders must have the legal right to trade in the UK.
3. Your account
- You're responsible for keeping your login details secure and for all activity under your account.
- The information you provide (including your verification address - see our Privacy Policy) must be accurate.
- We may suspend or terminate accounts that breach these terms, provide false information, or engage in fraudulent or abusive behaviour.
4. Homeowners
- Posting a job is free. Job details are private and only shared with builders matched to your trade and area.
- You choose whether to accept a builder's interest - accepting reveals your phone number (and, if you've added one, your address is never shared) to that builder and opens messaging.
- Reviews you leave must be honest, accurate, and based on your genuine experience. We moderate reviews before publishing.
- You're solely responsible for vetting and contracting with any builder you choose to work with.
5. Builders
- Membership is currently free. We may introduce paid subscription plans in future; if we do, pricing and any change to your plan will be shown clearly before you're charged, and billing is handled securely via Stripe.
- Identity and address verification starts automatically via Noviqent IdCheck, a separate identity verification service - a live selfie compared against your ID and proof of address, right in your browser. For a limited company, we also automatically check that your name matches a director currently registered at Companies House. That automated check is never the final word, though: every registration and claim, even one that passes it, still gets a final manual review by a real person on our team before the "Verified" badge goes live. Insurance and trade certification documents are also separately reviewed by us. None of this constitutes a guarantee or endorsement of your work - the "Verified" badge only reflects that identity and (where applicable) any submitted documents were confirmed or reviewed. Your ID and proof-of-address images are kept for 30 days from verification and then automatically deleted; your live selfie is never stored at all - see our Privacy Policy for full details.
- You must respond to leads honestly and professionally. Misuse of the lead system (e.g. providing false quotes to game the free-tier limits) may result in suspension.
- You may reply publicly to reviews left about you, but may not submit fake reviews or manipulate your rating.
6. Builder Verification, Identity Information and Legal Disputes
Verification Requirements
By registering for a BuilderFinder builder account, you agree to provide accurate and current information about yourself and, where applicable, your business.
BuilderFinder may require you to complete identity, address, company and professional-credential verification before or during your use of the platform.
This may include providing identity documents, proof of address, company information, trade registration details and other information reasonably required to verify your identity or professional status.
Where facial or biometric identity verification is required, any consent required for that specific processing will be obtained separately where applicable.
You must not provide false, altered, misleading or fraudulent information or represent that you hold a professional registration, qualification, company position or certification that you do not hold.
BuilderFinder may suspend, restrict or terminate an account where verification cannot be completed satisfactorily or where information provided appears inaccurate, misleading or fraudulent.
Manual and External Verification
You acknowledge that BuilderFinder may manually review information supplied during registration and may compare information with legitimate external sources, including Companies House and appropriate professional, regulatory or competent-person registers.
Verification by BuilderFinder does not constitute a guarantee or endorsement of your workmanship, competence, solvency, reliability or future conduct.
Contracts with Homeowners
Any agreement for building, construction, repair, maintenance or other services entered into between a builder and a homeowner is between those parties.
Depending upon the circumstances and applicable law, an agreement may arise through written communications, electronic communications, an accepted quotation, conduct or a verbal agreement.
Each party remains responsible for their own contractual obligations and liabilities.
Identity and Address Information in Legal Disputes
If you enter into a contract or other legally relevant arrangement with a homeowner or other customer through or as a result of BuilderFinder, you acknowledge that BuilderFinder may retain relevant verified identity and contact information in accordance with its Privacy Policy.
You further acknowledge that, if a genuine dispute or legal matter subsequently arises concerning that relationship, BuilderFinder may disclose relevant verified identity or correspondence information where BuilderFinder reasonably determines that disclosure is lawful, necessary and proportionate for purposes including the establishment, exercise or defence of legal rights.
This may include your verified name and an appropriate address for legal correspondence where reasonably necessary.
Before disclosing information, BuilderFinder may require the requesting party to provide sufficient evidence of their identity, the contractual relationship, the relevant services or transaction and the nature of the legal matter.
BuilderFinder will assess disclosure requests individually and may refuse a request where sufficient evidence has not been provided or where BuilderFinder considers disclosure inappropriate or unlawful.
Acceptance of these Terms constitutes acknowledgement of this potential use of your information. It does not replace any separate consent or other legal condition required under applicable data-protection legislation for particular categories of processing.
Disclosure to Authorities and Professional Advisers
BuilderFinder may disclose relevant information where lawfully required or permitted to courts, law-enforcement agencies, regulators, government authorities, legal advisers, insurers or other appropriate parties in connection with investigations, regulatory requirements or the establishment, exercise or defence of legal rights.
BuilderFinder will seek to limit any disclosure to information reasonably necessary for the relevant purpose.
7. Prohibited conduct
You must not:
- Provide false, misleading, or impersonated information
- Use the Platform to send spam, malware, or unsolicited marketing
- Attempt to bypass the messaging or contact-reveal system to circumvent the Platform
- Scrape, copy, or republish Platform content without permission
- Harass, threaten, or abuse other users
8. Intellectual property
The Platform's design, code, and branding belong to BuilderFinder. Content you submit (job descriptions, photos, reviews, portfolio items) remains yours, but you grant us a licence to display it on the Platform for the purpose of operating the service.
9. Liability
To the fullest extent permitted by law, BuilderFinder is not liable for: the quality, safety, legality, or outcome of any work carried out by a builder found through the Platform; disputes between homeowners and builders; or any loss arising from your use of the Platform, except where that loss is caused by our negligence or breach of these terms. Nothing in these terms excludes liability that cannot legally be excluded (e.g. for death or personal injury caused by our negligence).
10. Suspension and termination
We may suspend or terminate your account for breach of these terms, suspected fraud, or abusive behaviour. You may close your account at any time from your account settings.
11. Changes to these terms
We may update these terms from time to time. Continued use of the Platform after a change means you accept the updated terms.
12. Governing law
These terms are governed by the laws of England and Wales, and any disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
