Manchester City Council administers planning across the city, and one thing that catches a lot of homeowners out is just how much of the city sits inside a conservation area - more than 30 of them, covering parts of Chorlton, Didsbury, Victoria Park, Castlefield and the city centre among others. What's usually permitted development in Manchester

• A single-storey rear extension within standard size limits - smaller for terraced and semi-detached houses than detached ones
• A rear-facing loft dormer within a set additional roof volume, provided it doesn't face the principal road

Where conservation area status changes things

Inside one of Manchester's conservation areas, several of these rights are commonly restricted - window and door replacement, cladding, and roof alterations visible from the street can all require full planning permission where they wouldn't elsewhere in the city.
